I received another email from a “guru” bragging about the apartment building deal that one of his students did that was “no money down”. I read further into his sales pitch and found that it wasn’t a no money down deal. Big surprise.

Actually the apartment building. Discovered and dispatched my first squatter yesterday. It was a lot easier than it could have been. I made a mistake and I was lucky that it didn’t cost me.

You’re giving your tenants access to – and control of – your assets. So do you really think that the best approach is to never talk to them, like some gurus pitch? Seriously?

Found myself paralyzed with indecision the last few days due to the amount of work that needed to get done. I found a way out of it this morning.

Face it – stuff needs to get done, no matter what big rocks are demanding your attention right now.

I long ago stopped paying attention the the emails I get from “wholesalers”. Most of them don’t know the markets they’re playing in, and the ones that do generally overprice their wares.
